Received a Water, Sewer, or Stormwater Notice to Lien?

The City of Lakewood Water/Sewer/Stormwater Utility Billing has a process to ensure fee collection from all property owners including, if necessary, placing a lien on the property. Liens are filed once a year with the Jefferson County Assessor's Office and are attached to the property taxes as a special assessment.

The lien process is started in September with past due accounts receiving a “notice to lien” letter; in order to avoid a property lien, payments must be made by the October date stated in the letter. Final liens are filed with Jefferson County on November 1st – a $50.00 lien charge is added to the accounts past due amount.

Once a utility lien has been filed with Jefferson County, collection of the lien is handled by the Jefferson County Treasurer’s Office:

The City of Lakewood Water/Sewer/Stormwater Utility Billing prepares a blanket release for liens in July of the following year. An early release of lien can be issued by sending a copy of the certified tax certificate from Jefferson County showing the lien has been paid, along with a check for $25.00 - made payable to the City of Lakewood:
